Selling a Home with a Leased Solar System

See what steps are required when a solar lease is involved and how Certasun supports the transfer process.

Last updated: October 5, 2026

If you’re selling your home with solar panels installed by Certasun, it’s important to notify us as soon as you know a sale is coming. Letting us know early helps ensure a smooth transfer of your solar system, warranties, and monitoring access to the new homeowner.

A proper transfer allows the new owner to continue using the system without any interruptions and ensures Certasun can provide ongoing support.

WHY NOTIFYING CERTASUN MATTERS

Regardless of whether your system is purchased or leased, Certasun needs to know when a home is being sold, as specified in our consumer agreement. Notifying us allows us to:

  • Put the new owners into our system for future support
  • Set up system monitoring for the new owner so they receive important system alerts
  • Ensure critical production data required for state incentive program compliance is not lost due to monitoring commucations being disconnected from Wi-Fi for too long.
  • Transfer applicable warranties
  • Confirm they inherent the correct net metering benefits.
  • Stop bothering you with operational emails related to the propety once you move out.

WHAT TO KNOW WHEN SELLING YOUR HOME WITH A LEASED SOLAR SYSTEM

If your solar system is under a lease agreement (for example, through SunStrong or Sunrun), it is even more critical to notify us early. When selling a home with a leased system:

  1. Contact Certasun to let us know that your home is being sold and the expected date of the sale. We can provide you with supporting documentation about your solar system that may be helpful during the home sale process.
  2. You are required to disclose the lease as part of the home sale to the buyer.
  3. The leasing company (likely SunStrong or Sunrun) must also be notified.
  4. The buyer must either agree to take over the lease or you or the buyer may choose one of the buy-out options outlined in your lease contract, if applicable.

CERTASUN DOES NOT MANAGE LEASE CONTRACTS DIRECTLY

The new homeowner will need to work with the leasing company to complete the lease transfer. That said, Certasun still needs to know if the home is being sold so we can update our records and coordinate monitoring and system support where applicable.

If you’re selling or planning to sell a Certasun solar-powered home, contact our Customer Success team at (312) 638-9029 or support@certasun.com and we’ll guide you through the next steps.

Certasun sells the renewable energy credits (RECs) a system produces through Illinois Shines; that is what the incentive pays for.
